ABOUT THE ROLE 

Under the general supervision of the management, but reporting directly to the maintenance supervisor, the technician is the primary staff person responsible for repairs and maintenance of the work equipment and appliances in both the common areas of the condominium and in the individual owner units, to the end that the need for outside service people is minimized and the residents needs are better served and with minimum delay. The technician's duties also extend to being the backup to the maintenance supervisor in the operation, repairs, and maintenance of the heating and air conditioning equipment of the building.

Requirements

Specific Requirements

  • Entry-level maintenance skills such as:
    • Light plumbing (unclogging drains, replacing faucets or toilet flappers)
    • Basic electrical work (changing light bulbs)
    • Drywall patching and painting
    • Basic carpentry (repairing door hinges, using a drill)
    • HVAC filter replacement
    • Lock and doorknob repair/replacement 
    • Performing inspections (checking fire extinguishers, smoke detectors)
    • Cleaning and maintaining common areas or equipment

Additional requirements

Move-in/Move-Out Support

  • Prepare the building for resident move-ins and move-outs, including installing elevator padding and ensuring hallways are clear and accessible. 
  • Assist in directing movers and maintaining order during large deliveries or transitions. 
  • Operate and monitor freight elevator as needed during move-related activities.

Vendor & Contractor Coordination

  • Greet, direct, and escort contractors and vendors to and from appropriate work areas within the building. 
  • Operate the freight elevator during vendor visits to ensure safe and efficient movement.
  • Perform walkthrough inspections before and after vendor work to ensure areas are clean, undamaged, and returned to original condition. 

Porter Assistance

  • Support the porter team with general cleaning and upkeep duties throughout the building as assigned. 

Package Handling Support

  • Assist with sorting, organizing, and delivery of Association packages
